Myths About Buyer Inspections

Q:  Don't buyer inspections kill transactions by forcing sellers to address defects they otherwise wouldn't have known about?
A:  Any defect that is material enough to kill a real estate transaction is likely to be uncovered anyway.  It's best to discover the problem ahead of time before you close a purchase.

Q: 
A newer building in good condition doesn't need an inspection anyway.  Why should you have one done?
A:  Unlike real estate agents, whose job is to locate properties for their buyers, inspectors produce objective reports.  If the property is truly in great shape, the inspection report becomes a pseudo-confidence piece, with the added benefit of having been generated by an impartial party. 

Seller Advantages

  • The report provides a more accurate third party view of the condition of the property prior to accepting an offer.
  • A buyer inspection reduces the need for negotiations and 11th-hour re-negotiations.
  • The report might assist in acquiring financing.

Summary

Buyer inspections (sometimes referred to as pre-offer inspections) are becoming more popular because they virtually eliminate all the pitfalls and hassles associated with waiting to do the home inspection until an offer is accepted.

The buyer is the inspector's client.  The inspector works for the buyer and generates a report for the buyer.  Buyer inspections are a benefit to prospective purchasers in determining how or even if the property should be purchased..
